1701 E. North Avenue

Status: For Sale
Property Type: Historic Building
Current Zoning: OR-1
Lot Size: 37,784 SF (approx.)
 Neighborhood: Broadway East
Zip Code: 21213

Located in the Broadway East neighborhood, the Gompers School ― also known as Eastern High School and Samuel Gompers General Vocational School ― features neoclassical architecture. The property, built in 1905, is located at the corner of North Broadway and East North Avenue − a key location in Baltimore’s North Avenue corridor.  The site is adjacent to the proposed $75-million expansion of The National Great Blacks in Wax Museum and sits across from the recently renovated Harford Heights Elementary School. The property is part of the City’s Eastern Impact Investment area ― as is outlined in Baltimore City’s Community Development Framework ― which encourages and supports investment along this corridor and the supporting neighborhoods.

The City of Baltimore acquired the property in 1997 from the U.S. Department of Housing and Urban Development.  The building is currently vacant and is subject to current HUD-imposed deed restrictions that, among other requirements, prohibits residential use.  HUD has indicated that the use restriction may be lifted if certain information is provided, and the City and potential developer can demonstrate that the redevelopment project will meet certain criteria.

Although this building does not include on-site parking, Baltimore City DHCD is working to identify nearby parking options.

This property is listed on the National Register of Historic Places and is eligible for the Baltimore City Historic Tax Credit; Maryland Sustainable Community Rehabilitation Tax Credit; and Federal Rehabilitation Tax Credit.
