The “Gay Street Triangle” is an ideal location for new development in the Broadway east neighborhood. Broadway East , sits in the East Impact Investment Area as is outlined in Baltimore City’s Community Development Framework initiative. The Gay Street corridor is a key strip within Broadway East that includes several projects both under construction and completed.

Nearby projects include the American Brewery Building, headquarters for the non-profit Humanim; Mary Harvin Apartments, Southern Views, an affordable mixed-use apartment complex; Southern Streams Health & Wellness center; and A. Hoen & Company, which will house workspace, a construction training program, and the Baltimore Food Hub − an incubator program for food businesses.

The site is also within walking distance from several greenspaces including 1500 Gay Street Park, Collington Square, and Collington Square Park Elementary/Middle School. 

The proposed Last Mile Park at N. Wolfe and N. Gay street is located one block south of the Gay Street Triangle.  Last Mile Park Plan is a community plan created for the redevelopment of AMTRAK rail underpasses and abutting land parcels in Broadway East into an interconnected green park that will support community access, revitalization, and placemaking.
